Frequently Asked Questions
Our Philosophy
Which properties does Terra Property handle?
We focus on medium- and large-scale commercial, investment, and complex real estate assets, where strategic advisory and proper positioning make a measurable difference. By design, we do not operate as a mass-market brokerage and typically do not undertake small residential properties that require only basic listing exposure.
What is Terra Property’s role in the process?
Terra Property acts as a strategic partner throughout the entire transaction lifecycle. Our role includes market analysis, asset positioning, targeted outreach to qualified buyers or tenants, negotiation support, and coordination with legal and technical advisors. We go beyond simple intermediation — we actively shape the strategy behind each transaction to maximize value and ensure a successful outcome.
What differentiates Terra Property from a traditional brokerage?
Our approach is built on strategy, data, and market positioning — not on volume or listing uploads. We work selectively with assets where thoughtful analysis and tailored execution create real impact. Rather than pursuing high transaction volume, we prioritize quality outcomes through focused partnerships and customized strategies.
Partnership Selection
How can I assign a property to Terra Property?
Every assignment begins with an initial assessment of the property and its commercial potential. If objectives, expectations, and market positioning are aligned, we proceed with the collaboration. You can contact us to initiate a preliminary discussion about your asset and your goals.
Why don’t you take on every property?
Not every property fits our advisory model. We prioritize cases where we can deliver clear, measurable value. Assets that require only basic exposure or simple listing services are usually better served by mass-market platforms. Our focus is on complex or high-value transactions where strategic expertise plays a meaningful role.
What do you expect from an owner?
Transparency, clear objectives, and a willingness to engage at a strategic level. Successful collaborations depend on open communication, realistic expectations, and alignment on pricing and positioning. We work best with owners who view real estate decisions as strategic processes rather than purely transactional sales.
Pricing & Strategy
How is the right price determined?
Pricing is based on real market data, active demand, and comparable transactions. Our analysis considers current market conditions, asset-specific characteristics, location dynamics, tenant profiles (if applicable), and competitive positioning. The goal is to establish a price that balances ambition with market reality.
Can the price change during the marketing process?
Yes, if supported by market feedback and discussed with the owner. Pricing strategies may be adjusted based on demand levels, comparable deals, buyer or tenant response, or broader market changes. Any adjustment is data-driven and made collaboratively.
Private Marketing
Do you offer off-market sales or leases?
Yes, when discretion or asset characteristics make public exposure inappropriate. Off-market transactions are often suitable for high-profile properties, occupied assets, portfolio sales, or situations where confidentiality is critical to the negotiation process.
How is confidentiality ensured?
Through controlled information flow and targeted outreach. We use non-disclosure agreements when appropriate, limit access to detailed asset information, and communicate directly with pre-qualified investors or tenants. Information is shared selectively and strategically.
We do not operate as a mass-market brokerage.
Complex Assets
Do you handle properties with legal or technical issues?
Yes, provided there is a clear path toward resolution. We work closely with legal and technical advisors when required. Complex situations — such as zoning challenges, ownership matters, building compliance issues, or incomplete documentation — can be addressed when expectations are realistic and there is commitment to moving forward.
What if there are tenants or special constraints?
We incorporate these factors into the overall strategy from the outset. Occupied properties, lease obligations, rent controls, or operational constraints are reflected in pricing, positioning, and target audience selection. We focus on identifying buyers or investors who understand and value such frameworks.
Transaction Timeline
How long does a sale or lease typically take?
Timelines vary depending on asset complexity, market conditions, pricing accuracy, and buyer or tenant requirements.
For commercial assets, transactions typically take between 3 and 9 months from engagement to completion, though more complex cases may require additional time. Off-market transactions can sometimes move faster due to targeted outreach.
Does your involvement end once an interested party is found?
No. We remain involved through due diligence, negotiations, legal documentation, technical reviews, and final closing. Our role is to coordinate all parties and ensure the process progresses smoothly to completion.
Process & Fees
What is your fee structure?
Our compensation is success-based and aligned with the complexity and value of each transaction. Fees are discussed transparently during the initial assessment and formalized in the engagement agreement. We do not charge upfront fees for property evaluation or initial consultations.
What documentation is required to begin?
We typically require ownership documentation, technical details such as building permits and floor plans, existing lease agreements (if applicable), recent tax assessments, and relevant legal documentation. Complete information allows for accurate valuation and effective positioning.
Do you work with co-brokers or other agents?
Yes, when it serves the client’s interest. In certain cases, collaboration with specialized brokers or international networks can enhance reach. We manage these relationships to ensure clear roles, coordinated representation, and consistent strategy.
Market Coverage & Expertise
Which areas do you cover?
Our primary focus is Athens and major urban centers with strong commercial and investment activity. This includes prime CBD locations, emerging business districts, industrial zones, and strategically positioned suburban areas.
Do you handle properties outside Athens?
Selectively, yes. We undertake assets in Thessaloniki, major port cities, and other locations with solid commercial fundamentals, provided they meet our criteria for complexity and value potential.
What property types are your specialty?
Office buildings and business centers, retail and mixed-use developments, industrial and logistics facilities, commercial development land, and investment portfolios. We have particular experience with assets requiring repositioning or strategic intervention.
International Investors
Do you work with foreign investors?
Yes. We regularly advise and represent international investors acquiring Greek real estate. Our role includes market insight, coordination with legal and tax advisors, and end-to-end transaction support.
Is language a barrier?
No. We operate fluently in Greek and English and can coordinate additional language support when required. All documentation and communication can be conducted in English.
Selection Criteria
Are there cases you do not undertake?
Yes. Small, low-value assets, requests for simple listing services without strategic input, unrealistic pricing expectations, or lack of transparency do not align with our model.
What defines a successful partnership with Terra Property?
Mutual trust, aligned objectives, transparent communication, and realistic expectations. The strongest results come from partnerships where both sides view the process as a strategic collaboration rather than a purely transactional service.
